Mortgage products

Interest only mortgages.

Interest only mortgages require the borrower to repay only the interest on the loan each month and none of the capital. The whole outstanding capital borrowed must be repaid at the end of the loan term usually when the property is sold. Interest only mortgages provide the client with great flexibility, as often there are no penalties for paying lumps of the capital off early. You should consider an interest only loan if:

Repayment mortgages.

This type of mortgage requires the borrower to make set payments each month for the agreed loan term. The monthly payments repay both the loan interest and capital, therefore the mortgage will be fully repaid once the term ends. We can arrange loans for up to 30 years to maximum age 80 and we will always source the lowest interest rate available.

Non-Status Mortgages

Do you have trouble proving your income? Maybe you have just started your own business and do not have the income history or the levels of provable income to support your required loan? Whatever the reason, a non-status mortgage maybe the most suitable solution. We can arrange loans of up to 70% LTV for purchases and 40% LTV for releasing equity from an existing property.

Commercial Mortgages

The commercial mortgage market has been neglected by many banks and brokers in recent years. We recognise this market as being essential for the growth of the local economy and integral to the success of your business venture / investment. We can arrange loans of up to 65% LTV (subject to status), with two years interest only available.

Alternative Lending / Private Banking

As a firm of financial planners with experience in dealing with high net worth clients, we have relationships with many private banks and lending institutions who can arrange alternative lending facilities on a case by case basis. Such services can include asset backed lending on worldwide assets, the understanding of more complex financial affairs and even the issue of credit notes and guarantees by institutions against which other banks may lend.

N.B. Important note to owners and purchasers of property in Spain. If you are buying a property in Spain fro cash, or you already own a property outright, then think again! You should be able to borrow and invest to cover the interest costs (not guaranteed whilst it may also benefit you inn terms of Spanish ISD and wealth tax.
